The building

Millcroft House, designed by Levitt Bernstein, is Lewisham’s first new Passivhaus housing scheme and won at the Housing Design Awards 2021. It provides 30 affordable homes for residents aged 55 and over, plus postgraduate accommodation, and is built to Passivhaus standards for airtightness, U-values and low energy use.

The challenge

Every opening in a Passivhaus envelope has to hold the building’s insulation and airtightness. The loft hatches also needed a 1 hour fire rating. We worked with one of the appointed contractors to meet the architect’s specification.

The solution

We designed, made and supplied 49 made to measure loft hatches.
  • Rockwool insulation

Each hatch is insulated with Rockwool to carry the ceiling’s thermal performance across the opening.

  • 1 hour fire rated

All 49 hatches are rated for 1 hour.

  • 3 point lock

A 3 point lock pulls the door tight to the frame.

  • Two sizes

    46 at 600 x 600mm and 3 at 703 x 703mm, the larger ones with safety wires fitted.
